What's the AVERAGE costs to build a home in Hilo, Hawaii?

Does anyone know the average cost (per square foot) to build a home in Hilo on the Big Island nowadays? This is not including property, just the house itself.

  1. That's a complicated question, but the short answer is a range of about $90 to $150 a square foot. It can also go way up depending on the finish detail like materials for counter tops, floors, roofing, fixtures, etc. A custom home with top of the line materials can push the cost to over $300 a square foot. To complicate matters more, construction costs don't include the land costs, clearing, grading, driveways, walkways, water and sewer service, phone, electric, gas, final grading, seeding, landscaping...... The biggest factor will be how busy contractors are in Hilo. On Oahu, building is slowing down and more contractors are looking for work. This means more competitive bidding as compared to 3 years ago when you couldn't find a contractor because they were so busy. I've been told one can build a decent home on Oahu today at about $125 a square foot. Hope this helps. Good luck to you. Elliot Lau, Oahu Realtor of 22 years.
